How does our flexible Flat Fee program work for sellers?

So here is how our Flat Fee program usually works, although I am flexible and will listen to your ideas, needs and wants:

• I will help you decide on price, send you a CMA with comps, put on a realtor lockbox, put up a sign and flyer, and set up sentrilock so that buyers agents can schedule the showing directly with you, or your tenants, by text. You can respond to their request with yes, no or request a different time. The flat fee is $1000.

• If you want my associate, Lyle, to do the photography, 3 D walk through tour, house video, etc, you pay him $300, or $350 if you want a drone video and photos. He is amazing, does beautiful photos and videos, and your house has it’s own website, as well as templates for ads, social media, flyer etc. I will put a link to one of the houses he has done.

• You handle all showings, and all communications with realtors or buyers who are interested in your house. They will text/call you with all questions, showings etc

• All offers are sent directly to you, and you handle all negotiations for the offers, and choose an offer.

I can also offer to help you bring your accepted offer to close

Once you have found a buyer and negotiated a price. Here is what I will do to help your offer to close:

I also offer to help you to close the offer you choose, if you want me to do that. For this it is an extra $2000. Once you choose the offer, you have the realtor send it to me, and I will represent you through the rest of the process to close. Here is how it will work:

• Once you choose your offer, then you send it to me, and I will help you with the rest of the process.

• I will write a counter for you, if that is what you and the buyer agreed to, or just get the offer signed and accepted

• I’ll send them all the paperwork, all the disclosures, etc, check on the loan and make sure it is going well

• I’ll open escrow and let buyer know where escrow is opened, and make sure earnest money is deposited

• I’ll help with scheduling the inspections, give the realtor a one day code so they can go inside with their inspectors and buyer

• Once they do the inspection, I will help you negotiate repairs or credits. I will read over the inspections, and help you figure out what is fair and what isn’t. I will write up the repair addendum and help you negotiate it. I am really good at this, I built houses and remodeled many houses before becoming a realtor, plus have had my own real estate company for 20 years, so can help alot in the negotiations.

• If they want to have contractors look at the house to get bids, I will give the realtor a one day code so they can get inside to get the bids. The realtor will send me all paperwork and all inquiries and requests. You won’t have to deal with the realtor at all, once we have an accepted offer

• I’ll give appraiser a code so that they can get into the house and appraise it, and keep in contact and let you know when it comes back.

• I’ll check with escrow to make sure things are getting done and moving forward, and also keep in touch with the realtor and let you know how things are going.

• I will also make sure all timelines are being followed, and if they miss a timeline, I will let you and the realtor know

• I’ll do everything that needs to be done to bring it to close

• If I have done everything I was supposed to, but the buyer backs out, I will get paid the $2000 unless they back out because you can the buyer can’t agree on the repairs or a credit for the repairs. I will do my best to help both parties come to agreement, but sometimes buyer just decides to back out. If that happens, you will pay me $1000.

• If we go on to accept another offer, the whole process begins again. So it would be $2000 for a 2nd offer

Conclusion


If you decide you want full representation and want to move to the full service 1.5% listing, where I handle everything, do ads, Social Media, get feedback from all showings, talk to all realtors, try to negotiate between them to get multiple offers etc etc, then I will credit you back the $1000 for the flat fee listing, and anything you paid for my helping you with a buyer!
If you want to do a full service, 1.5% listing, I handle everything from start to finish, if we need to get bids on repairs, or meet contractors, I will do that, and I will handle as many offers as you get. You don’t pay for photos-I’ll pay Lyle to do them! Or worry about showings. You don’t pay me until it closes. I think that for you this would be a much better deal, and I can usually negotiate with realtors to get you a higher price and less repairs. I’ve been doing this a long time, and have lots of experience! You will have both Wendy and I working for you- she has been my partner since 2006- she is also my daughter!
