Happy Valley Oregon is a Portland Metro neighborhood just east of Portland, that is really beautiful with rolling hills, farmland, older and newer housing developments and lots of shopping areas. It even has an extinct volcano in it’s borders, which is Mt Scott, 1050 feet tall. The lots are bigger and many homes have breathtaking views of either downtown Portland or Mt Hood. The homes are impeccably cared for for the most part. It is a great area for people looking for some room to grow, to raise their children, or even to have a little bit of land. It is a very safe area, with lots of parks, meandering trails, and well cared for streets. There is not as much diversity as other Portland areas, which is a drawback to some, but it has good schools, and is very family oriented.
It is pretty easy to commute downtown either by car or the MAX. There is a park and ride just minutes away.
The Happy Valley Oregon area has been through a little bit of a roller coaster over the last 15 yrs. It went up really fast right before the market crash back in 2008. They were building like crazy then and then everything just stopped….with many McMansions that no one could afford. This mean that there were a lot of short sales and foreclosures which lead to housing prices going way down. Young families bought up the foreclosures and cheaper homes over the next 8 yrs and then, as the market picked up, the area has picked up also.
There is a lot of money going into the area to make it even more desirable. There is a cool food truck station that is really popular with the locals called Happy Valley Station Food Carts. They have 18 food trucks which are some of the best in Portland including Urban Avocado, EL Toro, Crepe St Joseph and wasabi Sushi. There is a big cozy building in the middle with tables and 30 taps. You can also rent it out.
